Greater Hartford Moving Guide

Moving to Greater Hartford

A Resource for Families Relocating to or Within the Greater Hartford Area

Welcome

Whether you’re relocating from out of state, moving between towns, looking to grow wealth through real estate investing or simply considering a lifestyle change, this resource is designed to make the transition easier for families.

Buying and selling homes can be a stressful, overwhelming experience. Working with a realtor that has deep knowledge of the market is important – but having someone who truly has your best interest at heart when making such a big life decision is just as important. There is so much more to real estate than just finding the right house or investment property. Tailored expertise, local insight/recommendations and a sense of humor are all part of my approach in guiding clients with confidence.

This guide will give you a complete look at neighborhoods, schools, family-friendly activities, and the housing market so you can feel confident in where you put down roots.

Neighborhood Spotlights

Each town in Greater Hartford has a distinct personality. Here are some of the most popular areas families choose:

  • West Hartford: Walkable town center, thriving food scene, award-winning schools.
  • Avon/Farmington Valley: Spacious homes, outdoor lifestyle, strong school systems.
  • Glastonbury/Wethersfield: River views, historic charm, great family amenities, top-ranked school system
  • Simsbury/Granby: Scenic, quiet, community-driven.
  • Newington/Rocky Hill/Manchester: Centrally located, more affordable housing prices
  • Southington/Plainville: Accessible to big employers, blend of small-town feel and convenience

Housing Market Snapshot

The CT housing market can be competitive, but it is not unattainable. Patience is key and prioritizing your “must haves” while also being realistic about your budget, timeline etc. is important. The average sale price across Hartford County is $435,000, but varies based on which town you want to settle in and the size of the home.

Average Home Prices: Expect a wide range. In-demand suburbs like West Hartford and Glastonbury often push into the $600K+ range for single-family homes, while more rural or developing areas may offer homes under $400K.

  • Renting vs. Buying: Rentals are available but competitive, often with limited inventory or size. Families planning to stay more than a few years usually find buying to be the better long-term investment.
  • Investment Opportunities: Multifamily properties are common in and around Hartford, providing both steady rental income and long-term value growth.
    • Multifamily homes (2-4 units) are an amazing tool for those looking to get into homeownership while also generating income to offset mortgage and carrying costs. You can utilize first time homeowner or low down payment programs to live in the multi for even just 1 year. Financially position you and your family for the future by purchasing a multifamily home, live in 1 unit for 1-5 years while renting out the other(s) and build equity/cash flow. Turn your home equity and rental income into a strong down payment for your next home purchase.

Think about what stage of life you’re in. If you’re planning to grow your family, look for flexible spaces like finished basements or big backyards. If your kids are older, proximity to schools and after-school activities may be a bigger priority.

Schools & Education

Incredible education opportunities is one of the main reasons families choose Greater Hartford. Living in this area offers many options for a strong education and extracurricular activities for kids. Joining your local Facebook groups/Mom groups can be very helpful for insider perspectives on programs offered through the towns and beyond. Finding childcare and preschool options quickly is helpful. Waitlists can fill fast, so I recommend starting this process even before you move.

  • Public Schools: Towns like West Hartford, Glastonbury, Simsbury, and Avon consistently rank among the top in Connecticut, offering strong academics, extracurriculars, and community support.
  • Private & Parochial Schools: Options include Catholic schools and independent institutions like Renbrook School, Kingswood Oxford, and Watkinson.
  • Early Childhood: A wide mix of daycare and preschool options — from national chains to Montessori programs and beloved local centers.
  • Enrichment Programs: Tutoring services, STEM and coding classes, dance studios, and music schools give families plenty of ways to support learning outside the classroom.

Family Essentials

These are the everyday pieces of life you’ll want lined up.

  • Healthcare: Connecticut Children’s Medical Center in Hartford is nationally recognized, with strong pediatric and family practices in surrounding towns.
  • Childcare: Options include large centers, in-home providers, and nanny networks. Many families also use Care.com or local Facebook groups to find babysitters.
  • Fitness & Wellness: From gyms and yoga studios to postpartum classes, wellness resources are widely available. There are a growing number of parent-focused studios.
  • Local Services: Reliable contractors, landscapers, cleaners, and handymen are easy to find through recommendations in online groups or local directories.

Things to Do With Kids

Life with kids in Greater Hartford is never boring. As a local native, it feels like a rediscovery of this area now that I have kids and can explore so many activities. The CT Science Center is an amazing year round destination for kids of all ages and I love making new family traditions throughout the year, like visiting The Old Cider Mill for apple fritters every Fall and picking berries in the Summer.

  • Parks & Playgrounds: Elizabeth Park in West Hartford, Mill Pond Park in Newington, Riverfront Park in Glastonbury and Salmon Brook Park in Granby are local favorites. Town-run playgrounds, tennis courts, pools and splash pads offer affordable and fun options for year round activities.
  • Libraries: Each town offers robust programming with story hours, crafts, and playgroups for little ones.
  • Indoor Play: KidCity Museum (Middletown), Connecticut Science Center (Hartford), Lava Island (Manchester), trampoline parks, and indoor play spaces are perfect for rainy days.
  • Seasonal Activities:
    • Fall: apple picking, corn mazes, pumpkin patches (don’t miss Glastonbury and Simsbury farms).
    • Winter: local ski slopes like Ski Sundown.
    • Summer: splash pads, town pools, and festivals.
    • Spring: maple sugaring, berry picking, nature hikes, and farmer’s markets.

Dining & Shopping

There is no shortage of great food and drink in Greater Hartford! Some of our favorite places are in West Hartford Center, Glastonbury, Simsbury and Manchester. I have a Local Hot Spot Guide with some of my favorite places for everything from coffee to ice cream to a fancy date night.

  • Family-Friendly Dining: West Hartford Center, Glastonbury, Simsbury/Avon all have fantastic pizza, brunch, and casual dining spots that welcome kids.
  • Coffee Shops: Favorites include Hartford Baking Company, J. René, Silk City, Heirloom Market and the smaller town cafés where moms gather.
  • Shopping: Westfarms Mall offers big-name retailers, while West Hartford Center and Glastonbury are perfect for boutique browsing.
  • Markets & Farms: Fresh produce at town farmer’s markets, Bishop’s Orchards, Killam & Bassette Farmstead, and farm stands make healthy eating easy.

Community & Connection

The real magic of Greater Hartford is the community. Having a group of women around you to celebrate, commiserate and rely on is so important. Getting involved and putting yourself out there can be scary or daunting, but is always worth the effort.

  • Mom Groups & Parenting Circles: From Facebook groups to in-person circles like Greater Hartford Moms, moms can find support and friendship quickly.
  • Town Events: Parades, holiday tree lightings, outdoor concerts, and the Greater Hartford Jazz Festival bring families together year-round.
  • Sports & Recreation: Soccer, baseball, gymnastics, swimming, and dance programs are available in every town. Many towns have Coding programs and art/theater programs as well!
  • Volunteer Opportunities: Food banks, school PTOs, and local nonprofits make it easy for families to give back.

Relocation Tips

Relocating isn’t just about moving boxes, it’s about creating a smooth landing for your family. Day by day, task by task, room by room. Finding your footing in a new home, school or town takes time. Having a reliable realtor/friend/group of other moms to turn to, makes these transitions easier. I can help with recommendations for everything from a plumber to a pest company to where to go out for the coveted date night. No question is a stupid question when it comes to real estate, homeownership or motherhood, in my opinion.

Moving Checklist:

  • Utilities: Most homes in Greater Hartford use Eversource for electricity, with natural gas through Eversource Gas or CNG depending on the town. Water service is typically provided by MDC, but some properties use private wells. For internet/cable, Frontier, Cox and Xfinity are the most common providers.
  • Well & Septic Considerations: If your new home has a private well or septic system, plan ahead for water testing, pump maintenance, and septic servicing. These systems are common in Connecticut and totally manageable with the right upkeep.
  • Heating & Cooling: Many homes use oil heat, natural gas, or propane, and understanding the system in your home helps you budget. I can help clients prepare for these differences so there are no surprises.
  • DMV: Update your license, car registration, and voter registration as soon as you move. Appointments at the Connecticut DMV can fill quickly, so schedule in advance.
  • Mail & Documents: File a change of address with USPS, and update your banks, insurance, and healthcare providers.
  • Healthcare: Pediatricians and family doctors often book up months ahead. Secure your providers early to avoid long waitlists.
